Dave began his Commercial Real Estate career in Denver Colorado in the early 1980’s managing a portfolio of apartments undergoing major rehabilitation. After being recruited to Portland Oregon to work for a local Development and Management company he began a focus on investor owned properties including office buildings, retail centers and warehouse & industrial properties. Clients included private individuals, investment funds, Insurance companies and pension advisors. He is also a court appointed Receiver.

Recruited by Trammell Crow Company (later to be acquired CBRE) he began working with Corporate Real Estate departments outsourcing facilities and other real estate functions for Fortune 500 companies. Leading some of the largest outsourcing programs in the corporate real estate industry has allowed him a unique exposure to leadership and change management as well as the inner workings of corporate America.

He’s managed operating and capital budgets in excess of $100 million annually and has been responsible for building operations, construction, corporate real estate, brokerage, development, and strategic planning services.

Dave relocated back to Colorado Springs to be close to his children and grandkids and to live and work in his hometown. His focus at Olive Real Estate Group is to lead and grow the property services team. The Property Services division is equipped to provide a complete range of services to commercial real estate owners and corporate real estate departments.

These services include: Asset Management, Property Management, Accounting, Facilities Management. Project & Program Management, Strategic Planning, Outsourcing Services, Maintenance Management, Lease Administration, Court appointed Receiver, and other related and support services.

During his tenure in the Real Estate and Facilities industry Dave earned the following designations:

Tony Oskvarek

Tony Oskvarek, CPM® is a commercial property manager with nearly 40 years experience in many aspects of commercial properties including building operations and maintenance, finance, capital renovation, tenant improvement construction, lease negotiation and administration. As Senior Property Manager of Olive Real Estate Management Services, LLC, Tony oversees all aspects of a portfolio of office, industrial and retail properties in the Colorado Springs area.

Tony began his career with MelvinSimon & Associates in shopping center management and expanded his responsibilities to include different types of office buildings while employed in Austin, Texas with Transwestern Property Company.  He relates well in providing quality service to large corporate owners, individuals and smaller companies.

Tony is a past president of the local chapter of BOMA and is a current member of IREM, formerly holding the offices of board member and officer at the local chapter. He received his Institute of Real Estate Management CPM® designation in 1991 and is a licensed real estate broker in Colorado. As a volunteer he has taught elementary levels of Junior Achievement since 1992 and still enjoys the time spent sharing his business experience with his students.

Having grown up in Colorado Springs, he enjoys treks to the mountains to camp, hunt and fish.  Tony and his wife, Anna, live in Colorado Springs, and enjoy the quality of life provided by the outdoor environment.


Jennifer Caplia

Jennifer Caplia is a commercial property manager with more than 16 years experience in residential management and vendor services related industries. As Commercial Property Manager, Jennifer oversees all building operations, maintenance, and finances for numerous properties.

Jennifer is a native of Colorado Springs and began her career in residential management in 1997. She was later employed with one of the fastest growing residential management companies in South Florida. There she served as community manager which led her to working within the vendor services industry for more than 10 years.

Jennifer is a graduate of the University of Phoenix, earning a Bachelor of Science degree in Psychology. Jennifer and her two children spend time together hiking, exploring the beautiful city of Colorado Springs, and enjoying the majestic sites of Colorado.



Cristine Gritz

Cristine Gritz has been a Real Estate Professional since she graduated with a Bachelor’s Degree in Business Management and Entrepreneurship from Metropolitan State University in Denver, CO, in 1992. Her first job was a receptionist in a busy commercial real estate office in downtown Denver and over the years continued to strive and learn more and more about the Real Estate Business. Since then she has gained experience in the management and construction of various types of real estate including Class A and B Office Buildings, Medical Office Buildings, Retail Centers, and Industrial Properties. Her Property Management career started at Empire Park in Denver as an Assistant Property Manager and Accounting Manager. She later had the opportunity to manage a 15-Floor Class A Building located in the Denver Tech Center. Cristine received her real estate license during her employment in June 2000. She then went into the management of multiple-types of properties and had as many as 150 tenants and managed a variety of properties across the Denver area. In 2003, Cristine was offered an incredible and challenging opportunity as a General Manager with a prestigious company that managed and owned Medical Office Buildings on hospital campuses across the country. Cristine was a part of the construction, pre-leasing, and management of the first medical office building on the brand-new Exempla Good Samaritan Medical Center Campus located in Lafayette, CO. She also was a part of the construction of the Exempla Imaging Center and MOB4 located on the Exempla Lutheran Medical Center Campus in Wheat Ridge, CO.

In 2006, Cristine decided to fulfill her ultimate dream of self-employment and business ownership. She relocated from Denver to Colorado Springs and worked for a small real estate company for several years before starting her own real estate company in 2012. During that time, she went into partnership with her Father to begin investing in residential flips in Denver, Colorado Springs and surrounding areas. Although Cristine has enjoyed all she has had the opportunity to learn and experience in the world of real estate, she realized that she missed the property management side of the spectrum and found an available opportunity to become a part of Olive Real Estate Management Services.

Cristine is a proud Colorado Native who loves people and enjoys time with her little dogs, her good friends and her family. She loves to fish, camp and hike in the beautiful Colorado Mountains and she thrives on staying busy and being productive daily.

Jim Burke


Jim Burke is a Commercial Property Manager with 12 plus years of experience managing retail, office and industrial buildings. After graduating from California State Polytechnic University, Pomona, he began his property management career in Riverside, California. He was the primary on-site tenant contact for a multi-tenant industrial property consisting of 17 buildings and 482,000 square feet. While it was a steep learning curve, it proved to be invaluable experience, as Jim learned a great deal about managing construction, roofing, HVAC, tenant relations and collections. After deciding to move back to his home state of New York, he went to work for Kin Properties in White Plains.The focus of his work was primarily on tenant improvements and repair/replacement projects. In 2001, Jim moved back out west to beautiful Colorado Springs and started an educational video business. After owning and operating that business for four years, he returned to property management, going to work for a Class ‘A’ office REIT based out of Columbia, Maryland. The desire to once again be a business owner led to Jim starting a motorcycle parts business which he operated for 11 years before going to work for Olive Real Estate Management.

Since joining Olive, Jim’s been enjoying the challenges of managing tenant relations, property repairs/maintenance, collections and budgeting/financial reporting.  The substantial knowledge of his colleagues at Olive has proven to be a great benefit in helping to expand his knowledge of commercial real estate.

A native of Rockland County, New York, Jim enjoys the endless outdoor recreation opportunities that Colorado has to offer.  He lives in Colorado Springs with his wife Erin, two dogs and two cats.
